Cape Entry is for property owners who want to sell their property themselves but would like the additional exposure only the Multiple Listing Service (MLS) can provide. However, in order to list a property in the MLS system, you must be a licensed broker or salesperson, and a member of the local MLS association. This means you have to list your property with a local real estate agency that will typically ask for up to 6%* of the sales price in commission! Cape Entry offers you a third option. With Internet access to information and statistics once available only to licensed real estate agents, both sellers and buyers are much more familiar with the sales process. If you are willing to interact with prospective buyers and/or their agents, and to actively participate in the sale of your property, our entry only program can save you the thousands of dollars in commission that you would normally pay to the agent who lists your property in the MLS. Listing Agents will typically charge you a commission of 5% to 6%* of the sale price of your property which is paid at closing. Usually, they will divide the commission evenly between their office, and that of the Buyer’s Agent (50/50). However, should your Listing Agent be able to procure a buyer for your property without a second agent’s involvement, instead of discounting their commission, their agency will still charge you the full 5% or 6%!* With our entry only program, we charge no Listing Agent commission. We charge only a flat fee of $495.00 to list your property in the MLS. You, as the seller, determine what percentage you are willing to offer to the Buyer’s Agent. We suggest offering 2.5% (with a minimum of 1%) to ensure your compensation is comparable to that of other listings, and to attract Buyer’s Agents. Keep in mind, however, that if a buyer contacts you directly and purchases your property from you without using an agent, you would pay no commission at all! Close to 87% of buyers start their search for a home on-line, and 80% employ the services of a Buyer’s Agent when they are ready to make an offer. Entering your home into MLS will expose it to thousands of agents who are actively seeking to find the right property for their buyer clients. In addition, entry into the local MLS association means that your property will be listed in REALTOR.com®, the official website of the National Association of REALTORS® (NAR), and America’s largest real estate website. More buyers start their search for property on REALTOR.com® than anywhere else. Moreover, the NAR states that homes listed in the MLS average a 7% higher return, and sell faster than homes not sold through MLS! Bottom line is that in order to sell your home, especially in today’s challenging market, exposure is key, and there’s no better way to ensure your home gets the exposure it needs than by listing it in the MLS using a licensed broker. *Commissions are not set by law and are negotiable.
