Cape Entry will list your property in the Cape Cod & Islands MLS (Multiple Listing Service) and still save you thousand of dollars in commission!  In the ten years since we first brought “discount” real estate to the Cape, a lot of changes have taken place in the real estate industry.  Not only has the market itself altered considerably, but agents across the country have started to rethink their methods and strategies, largely in response to the way their clients are now approaching the sale and purchase of property.  Back then, agencies offering optional programs with discounted commissions were just starting to impact the “traditional” world of real estate.  But over the years, sellers have learned that there are alternatives to the customary way of selling real estate.  Thanks to the Internet, they realize they can now market and sell their properties, not only with huge success, but with enormous savings!

We specialize in residential real estate sales throughout Cape Cod.  Our discount real estate listing program is directed towards FSBOs (For Sale By Owner) who want to sell their homes through the Multiple Listing Service (MLS) but are tired of paying high commissions, handing over thousands of dollars of their equity to a real estate agent, in order to do so.  Even though commissions are not fixed by law and are negotiable, rarely do sellers find an agency willing to list their property for less than the traditional 6%* commission.  Believe it or not, that figure has been around since the 1920’s; so long, in fact, that it’s become the industry standard.  Well, Cape Entry has changed that!

For a number of reasons, the real estate market has declined significantly over the past five or six years.  Prices have plummeted, sales have dropped off, and the increasing number of “short” sales and foreclosures has drastically impacted the market.  The number of houses for sale on the Cape has more than doubled in the last ten years.  More competition probably means having to invest at least some money in order to prepare a house for sale.  But many people are strapped with little or no equity in the home and can’t afford it.  Others need to sell quickly.  Whatever the situation, in order to sell a house or other type of property in this market, it’s going to have to be priced aggressively and competitively.

So where can you save money?  We think the best place is in the commission.  With our entry only program, which eliminates the percentage you would normally pay to your listing agent, you will pay only half of what you’d expect or possibly no commission at all if your buyer elects not to use an agent!
